C. TERMS AND CONDITIONS
a. The LTO 120 program applies only to new sales of residential units and parking slots. Transfers of existing purchases are not allowed.
b. Parking guidelines per project will be applicable.
c. Standard reservation fees (RF) per project shall apply.
d. The discount will not apply to parking slots.
e. The Net TCP, after deducting the full RF, will be amortized over 120 months (10 years).
f. Condominium dues are the responsibility of the buyer and must follow the standard condominium dues for the project. Advanced condominium dues equivalent to three (3) months shall apply to the last three (3) months of the lease payment schedule.
g. Closing fees (approximately 6% of the Net TCP) may be paid either simultaneously with the equity payment or in a lump sum after the final lease payment.
h. If the lessee-buyer decides to purchase the unit ahead of schedule, all prior payments (including reservation fee, security deposit, and lease rentals) will be credited to the purchase price, and the Contract of Lease (COL) with Option to Purchase will be converted to a Contract-to-Sell (CTS).
i. In case of forfeiture and cancellation, all payments (lease rental payments, condominium dues, closing fees) will be forfeited in favor of RLC.
j. Viewing is required for booking. A signed As-is, Where-is Acknowledgement Form is required for all projects, except: Aurora Escalades, Gateway Regency Studios, Sapphire Bloc East Tower, and The Residences at the Westin Manila.
k. Actual move-in is subject to the unitโs construction completion.
l. Subleasing is not allowed during the entire lease term.
m. Any renovation works must be approved by RLC and must comply with the Property Management Office (PMO) fit-out guidelines.
n. Any alterations, additions, or improvements made to the unit, excluding movable property, will become the property of RLC upon contract cancellation or termination.
o. Unclaimed property of the lessee-buyer will be disposed of accordingly.
p. Current guidelines for external clients (e.g., cancellation timelines, warranties) shall govern.
q. Any after-sales account adjustments or restructuring will be subject to evaluation and management approval.
D. MANDATORY REQUIREMENTS
BOOKING REQUIREMENTS

One (1) dated check for the security deposit equivalent to one (1) monthly lease rental (signatory must be the lessee-buyer)

MOVE-IN REQUIREMENTS
At least 24 post-dated checks (PDCs) for lease rental or complete PDCs, or signed Auto Debit Arrangement (ADA) form
Dated check for the Documentary Stamp Tax (0.20% of the Net TCP net of VAT), subject to payment clearance before actual move-in
Pre-signed Deed of Absolute Sale (DAS) or Deed of Assignment of Parking Space (DOAPS)
Copy of Tax Identification Number (TIN) ID
One (1) dated check for three (3) months advance condominium dues, payable to the respective Condominium Corporation
